Lakefront and ravine properties are valuable resources that require maintenance and preservation.  While these unique riparian landscapes provide beautiful scenery and privacy, they can also become unstable when they are not maintained or monitored properly.  Erosion is a common phenomenon on lakefront and ravine properties, and is usually attributed to changing lake levels, stormwave action, or higher levels of stormwater runoff due to hard surfaces such as roads, parking lots, driveways and roofs.

                                       

Shabica & Associates’ site inspections help to assess a property’s level of stability and sustainability.  Our extensive historic records help to determine if the property has been stable for years or if there has been recent movement.  A written report addresses and evaluates:

· Existing drainage

· Bluff and ravine structures

· Slope vegetation

· Long vs short term stability

· Cost estimates to help stabilize, maintain and improve

                                       

VISIBLE SIGNS OF SLOPE INSTABILITY

· Cracks in a foundation or soil near the crest of the bluff

· Tableland sloping toward the bluff

· Exposed soil on a steep slope, soil washout or gullies

· Trees that are tipping or have curved trunks

· Tipped steps or failing retaining walls

· Actively eroding bluff toe

· Narrow or non-existent beach or a beach that comes and goes with the season
